In addition, sufficiently large reserves of slightly mineralized water were found at a depth of 90-110 meters, which can provide enough water for 14 to 15 residential units. Two wells have already been drilled. A healthy, self-sufficient life can be lived here.
On the property there is a spacious log and wooden building. This building houses a spacious dry sauna with its own shower, toilet and lounge, as well as a separate studio apartment. The apartment has a separate entrance.
There is a construction and development plan for an eco-village consisting of a small hotel and up to 15 other residential properties. The property and the buildings standing on it are connected to the electricity grid. You can heat with your own wood or with electricity. It is also possible to install solar cells and set up your own small hydroelectric power station.
The site is exempt from the building permit fee. The building permit fee in Montenegro averages EUR 30/m2 of the gross area of the building. When erecting new buildings on the property you are exempt from this fee.
The property is ideal for everyone who wants to be close to nature and self-sufficient at the same time. It is only 2500 m to the city center of Kolašin. The access road from town to the property has recently been paved. In winter, this street is cleared by the city. The last hundred meters to the property are gravel. It takes 5 minutes to drive to the city center and 30 to 40 minutes on foot.
In the city center you will find all amenities such as supermarkets, restaurants, cafes, sports facilities and even a theatre. The ski center is only 4.5 km away.

The Kolašin mountain resort offers the best conditions for an active life close to nature all year round. In winter there are first-class conditions for skiing and in summer there are also the best conditions for activity and relaxation in the mountains.
The capital of Montenegro with the international airport Podgorica (TGD) is connected with a modern motorway and is only about 70 km away. In addition, the Bar-Belgrade railway line runs through Kolašin.
The tourist season in Kolašin is all year round. In the winter, you can ski, hike, or snowmobile. And in summer you can do activities such as rafting, canyoning, climbing, hiking, mountain biking, off-road motorsports, hunting, horseback riding, fishing, white water canoeing and other activities.
Kolašin is also considered an air and drinking water health resort and is popular with local and international guests in summer because of its mild temperatures. Compared to places on the coast of Montenegro, taxes and construction fees in Kolašin are much lower. Some areas, e.g. the area where the said property is located, are even completely exempt from building fees.
