The plot is located in a prime location, in the business zone, on the western outskirts of Budva. It has a direct exit to the main road and is located at the intersection of the Adriatic main road Budva – Kotor and the road that leads to the main beach on Jaz.
When the projected boulevard through Grbalj is built, the plot will have an exit to the roundabout – which in itself means better access from the highway directly to the plot and vice versa, unlike the other pumps on this section. However, even without the roundabout, this location has excellent, equally good potential.
This plot has a valid construction permit for a gas station, which is an ideal facility for this location, especially taking into account the fact that there are only 4 gas stations on the entire stretch from Budva to Kotor (21 km), the most seasonally loaded section in Montenegro.
